How Do Electricity Pylons Affect the Value of Your Property in the UK?

Electricity pylons are a common sight in many areas of the UK, and while they serve an important purpose in distributing electricity, they can also have a significant impact on the value of nearby properties. If you’re considering buying or selling a property near electricity pylons, it’s important to understand the potential effects they could have on the value of your property.

What Are Electricity Pylons?

Electricity pylons, also known as transmission towers or electricity towers, are tall metal structures that support overhead power lines. These power lines transmit electricity from power stations to homes and businesses across the country.

The pylons themselves are usually made of steel or concrete and can vary in height depending on their location and purpose. They can range from 15 to over 50 metres in height and are often located in rural or suburban areas.

How Do Electricity Pylons Affect Property Values?

The presence of electricity pylons near a property can have a significant impact on its value. Many potential buyers may be deterred by the visual impact of the pylons and the perceived health risks associated with living near them.

Studies have shown that properties located within 200 metres of an electricity pylon can experience a decrease in value of up to 20%. This can equate to tens of thousands of pounds in lost value, depending on the location and type of property.

The actual impact on property values can vary depending on a variety of factors, including the height and number of pylons, the distance from the property, and the overall aesthetic of the surrounding area. For example, properties located in scenic areas may be more affected by the presence of pylons than those in more urban or industrial areas.

How Can an EMF Survey Help?

An electromagnetic field (EMF) survey can help to determine the potential impact of electricity pylons on a property’s value. An EMF survey measures the strength of the electromagnetic fields generated by the power lines, and can provide valuable information about the potential health risks associated with living near them.

EMF surveys are important because they can provide reassurance to potential buyers about the safety of living near electricity pylons. They can also help sellers to demonstrate that they have taken steps to ensure the safety of their property.

It’s important to note that EMF surveys are not always necessary, and their usefulness can depend on the specific circumstances of the property. For example, if the pylons are located at a significant distance from the property, an EMF survey may not be necessary.

What Can You Do to Mitigate the Effects of Electricity Pylons?

If you’re concerned about the potential negative effects of electricity pylons on your property, there are several steps you can take to mitigate these effects. One option is to plant trees and shrubs around the property to create a visual barrier between the pylons and the property. This can help to reduce the impact of the pylons on the property’s value.

Another option is to invest in soundproofing for the property. This can help to reduce the impact of noise pollution from the pylons, making the property more appealing to prospective buyers.

If you’re planning to sell your property, it is important to disclose the presence of electricity pylons to potential buyers. This can help to manage expectations and reduce the potential for disputes or legal action in the future.

In some cases, it may be possible to negotiate with the electricity company to have the pylons moved further away from the property. However, this is often a difficult and lengthy process, and may not be possible in all cases.

Conclusion

The presence of electricity pylons near a property can have a significant impact on its value. While the actual impact can vary depending on a variety of factors, it is important for buyers and sellers to be aware of the potential effects and to take steps to mitigate them where possible.

An EMF survey can be a valuable tool in understanding the potential impact of electricity pylons on a property’s value and safety. It is important to work with a qualified and experienced surveyor who can provide accurate and reliable information about the potential risks.

If you’re considering buying or selling a property near electricity pylons, it is important to do your research and work with a qualified real estate agent who has experience dealing with properties in similar situations. They can help you to understand the potential impact of the pylons on the value of the property, and can provide guidance on how to manage the situation effectively.

Ultimately, the presence of electricity pylons near a property should not necessarily be a deal breaker. With the right approach and a little bit of creativity, it is possible to mitigate the impact of the pylons on a property’s value and make it a desirable and attractive place to live.

Thank you EMF Inspectrions Ltd for doing our Low Frequency EMF Survey. We had Galin who came to do the survey and he was brilliant. Not only was he polite but very informative and knew his stuff. We were in the process of purchasing a propery next to an electrical sub-station and was worried that the EMF could be penetrating the property. Galin went round the entire property inside and out, down the alley and in the garden and took readings. He explained the different levels of readings and reassured us that all of our readings were below the government guidelines. We are so pleased with the service. We booked on a Monday and had the survey on Wednesday (we could of had Tuesday if we wanted). The report was with us on Thursday which is brillianty written out to explain the readings for people who are not "experts". Would highly recommend using EMF Inspections Ltd to anyone. Thank you again!
