Living Near Power Lines: Does it Make Your Property Cheaper?

If you’re looking to buy or sell a property, one of the factors that can impact its value is the proximity to power lines. Power lines are a common sight in most neighbourhoods, but does living near them make your property cheaper? Let’s take a closer look.

Proximity to Power Lines May Affect Property Value

One of the most significant concerns that arise with power lines is the potential health risks associated with long-term exposure to electromagnetic fields (EMF). Electromagnetic fields are produced by the flow of electrical current and are present wherever there is electricity flowing through a wire.

Power lines, especially high voltage ones, produce a stronger EMF than you would typically find in a home. There is some debate about the potential health risks associated with long-term exposure to EMF, and many people are concerned about the potential risks to their health. As a result, some people may be reluctant to buy a property near power lines, which could lead to lower demand and lower property values in the area.

However, it is essential to note that there is still no conclusive scientific evidence to suggest that exposure to EMF from power lines can cause health problems. The World Health Organization has stated that there is no evidence to suggest that living near power lines causes health problems, but they also note that further research is needed to fully understand the potential risks.

Other Factors to Consider

While proximity to power lines can be a factor in determining the value of your property, there are many other factors to consider as well. Some of these include the size and condition of the property, the location of the property, the local market conditions, and the overall demand for housing in the area.

For example, a property located in a desirable neighbourhood with good schools, shops and amenities is likely to be more valuable than a property located in a less desirable area, regardless of its proximity to power lines. Similarly, a property that is well-maintained and in good condition is likely to be more valuable than a property that is run-down and in need of repair.

It is also worth noting that the impact of living near power lines on the value of your property can vary depending on the type of power lines. Some power lines are located in industrial areas, while others are located in residential areas. The type of power lines can have an impact on the perceived risks associated with living near them, and this can, in turn, affect the value of the property.

Getting an EMF Survey

If you are considering buying a property near power lines, it is important to get an EMF survey done to determine the levels of electromagnetic radiation in the area. This can help to provide you with a better understanding of the potential risks associated with living near power lines, and can help you to make an informed decision about whether or not to buy the property.

An EMF survey involves measuring the strength of the electromagnetic fields in and around the property using specialist equipment. The results of the survey can help you to determine whether or not the levels of EMF are within acceptable limits, and can help you to decide whether or not to buy the property.

It is important to note that an EMF survey is not a guarantee that a property is safe to live in, and that there is still some debate about the potential health risks associated with long-term exposure to EMF. However, getting an EMF survey done can help you to make an informed decision about whether or not to buy a property near power lines.

Living near power lines can be a complex issue when it comes to property values. While some studies suggest that properties near power lines may be cheaper, this is not always the case. The impact on the value of your property will depend on a variety of factors, including he type and location of the power lines, the local market conditions, and the overall demand for housing in the area. It is also important to note that the potential risks associated with long-term exposure to EMF are still a matter of debate, and there is no conclusive scientific evidence to suggest that living near power lines causes health problems.

If you are considering buying a property near power lines, it is essential to do your research and get an EMF survey done. This can help you to understand the potential risks associated with living near power lines and can help you to make an informed decision about whether or not to buy the property.

Thank you EMF Inspectrions Ltd for doing our Low Frequency EMF Survey. We had Galin who came to do the survey and he was brilliant. Not only was he polite but very informative and knew his stuff. We were in the process of purchasing a propery next to an electrical sub-station and was worried that the EMF could be penetrating the property. Galin went round the entire property inside and out, down the alley and in the garden and took readings. He explained the different levels of readings and reassured us that all of our readings were below the government guidelines. We are so pleased with the service. We booked on a Monday and had the survey on Wednesday (we could of had Tuesday if we wanted). The report was with us on Thursday which is brillianty written out to explain the readings for people who are not "experts". Would highly recommend using EMF Inspections Ltd to anyone. Thank you again!
