The Hidden Dangers of EMFs: Why a Survey is Essential Before Buying a House in the UK

In today’s world, we are constantly surrounded by electronic devices and gadgets, all of which emit electromagnetic fields (EMFs). While these EMFs are generally considered safe in small doses, prolonged exposure to high levels of EMFs can be harmful to our health. As such, it’s essential to consider the potential risks of EMFs when buying a house in the UK.

EMFs are invisible fields of energy that are emitted by all electrical devices. This includes everything from our smartphones and laptops to our kitchen appliances and smart home systems. EMFs are categorized into two types: ionizing and non-ionizing. Ionizing EMFs are typically found in sources such as X-rays and can cause DNA damage, leading to cancer. However, non-ionizing EMFs, which are found in everyday electrical devices, are generally considered safe in low doses.

Despite this, there is growing concern over the potential risks associated with prolonged exposure to non-ionizing EMFs. Studies have linked high levels of exposure to EMFs with a range of health problems, including cancer, infertility, and neurological disorders. While the scientific community is still divided on the exact level of risk associated with EMFs, many experts agree that it’s better to err on the side of caution.

So, why is an EMF survey essential before buying a house in the UK? Well, simply put, an EMF survey can help you identify any potential sources of high-level EMFs in your new home. An EMF survey involves measuring the strength of EMFs emitted by electrical devices and wiring throughout the property. This information can help you make an informed decision about whether to purchase the property or not.

There are several reasons why you might want to get an EMF survey done before buying a house. Firstly, if you or anyone in your family has a pre-existing health condition that could be exacerbated by exposure to high levels of EMFs, an EMF survey is essential. Secondly, if you plan to live in the property for an extended period, it’s important to consider the long-term risks associated with EMFs. Finally, if you’re buying an older property, it’s possible that the wiring and electrical systems may not be up to modern standards. As such, an EMF survey can help identify any potential hazards and ensure that the property is safe for habitation.

When it comes to EMF surveys, it’s important to choose a reputable and experienced surveyor. A good surveyor will use advanced equipment to measure EMF levels throughout the property, including in the walls and ceiling. They will then provide you with a detailed report outlining any potential hazards and recommendations for reducing EMF exposure.

It’s worth noting that an EMF survey can be an additional cost when buying a house. However, when you consider the potential risks associated with high levels of EMFs, it’s a small price to pay for peace of mind. Additionally, if the survey identifies any potential hazards, you may be able to negotiate a lower price for the property or request that the seller rectifies the issue before the sale goes through.

So, what can you do to reduce your exposure to EMFs in your new home? Here are a few tips:

  1. Reduce your use of wireless devices: Wi-Fi routers, smartphones, and other wireless devices emit high levels of EMFs. To reduce your exposure, consider using a wired internet connection and limiting your use of wireless devices.
  2. Avoid using electronics in the bedroom: Studies have shown that exposure to EMFs while sleeping can disrupt sleep patterns and lead to other health problems. To reduce your exposure, avoid using electronics in the bedroom, including TVs, smartphones, and laptops.
  3. Keep your distance from electronics: The strength of EMFs decreases with distance. To reduce your exposure, try to keep a safe distance from electronics when using them. For example, when using your laptop, try to keep it at least 20-30cm away from your body.
  4. Use EMF shielding products: There are several products available that claim to reduce exposure to EMFs. These include EMF shielding blankets, phone cases, and even EMF-blocking paint for your walls. While the effectiveness of these products is debatable, they may provide some additional protection.
  5. Get an EMF survey done: As mentioned earlier, an EMF survey can help identify any potential sources of high-level EMFs in your new home. Based on the survey report, you can take steps to reduce your exposure to EMFs.

In conclusion, EMFs are a hidden danger that we all need to be aware of, especially when buying a house. While the risks associated with non-ionizing EMFs are still up for debate, it’s better to be safe than sorry. An EMF survey can help you make an informed decision about whether to purchase a property or not, and can also help you take steps to reduce your exposure to EMFs in your new home. Remember to choose a reputable surveyor and follow their recommendations to ensure that your new home is safe for you and your family.

Thank you EMF Inspectrions Ltd for doing our Low Frequency EMF Survey. We had Galin who came to do the survey and he was brilliant. Not only was he polite but very informative and knew his stuff. We were in the process of purchasing a propery next to an electrical sub-station and was worried that the EMF could be penetrating the property. Galin went round the entire property inside and out, down the alley and in the garden and took readings. He explained the different levels of readings and reassured us that all of our readings were below the government guidelines. We are so pleased with the service. We booked on a Monday and had the survey on Wednesday (we could of had Tuesday if we wanted). The report was with us on Thursday which is brillianty written out to explain the readings for people who are not "experts". Would highly recommend using EMF Inspections Ltd to anyone. Thank you again!
